How do you take three decades of neighborhood expectations and match it with the potential of a site? That was the challenge facing the developer and master planning team for the Stadium Place project.
Starting with the discussions surrounding the construction of the KingDome, the north half of the Stadium Place property has been evaluated and planned in numerous initiatives. Some were part of the neighborhood planning process, others were part of the visioning process for the new Seahawk stadium, and others focused on adding additional affordable housing units. It wasn’t until 2005 when then King County Executive Ron Sims decided to move forward with the development of housing on the North Lot property, did the planning initiatives start to take hold.
In 2007, after a national RFQ and selection process, a team led by Nitze-Stagen & Co., Inc. was chosen out of four highly qualified finalists to purchase the land and develop the project. The development team quickly moved to engaging the neighborhood and key stakeholders to determine the type of project that would be able to meet the enormous expectations that had grown up around the site over the intervening three decades of discussions.
Now that the master planning process has been completed, and the necessary zoning entitlements obtained, the project is under development of the first phase with the expectation that the second phase will start in late summer of 2013.
The Stadium Place project envisions a modern community where you can live, work and play without the need to leave the neighborhood. The project will compliment the historic fabric of the neighborhood, but bring new residents and state of the art sustainability initiatives to Pioneer Square. With a prime location next to the regional transit hub, the project is ideally located to handle this increased density.
The project features two unique but complimentary blocks. The West Block will feature over 740 residential units for mixed income families when completed. Started in late 2011, Stadium Place will feature a four story podium that contains 16,000 square feet of complimentary retail, as well as parking for nearly 370 residents. There will be three residential towers constructed on top of the podium. Reaching 100’, 200’ and 240’ respectively, each of the towers will be designed for a different target audience. The 100’ tower will feature larger family oriented units with higher ceilings and a SoHo style loft feel. The 240’ tower on the south will be designed for the Generation Y'er and feature smaller units and cutting edge green technology with a cutting edge exterior design. The 200’ tower on the north side features larger private residences and boutique luxury hotel with sweeping and unimpeded views of the Olympics, Elliott Bay and downtown.
The East Block will have two towers with approximately 460,000 square feet of commercial uses featuring a 300 room conference hotel facility and a 180,000 sf Class A office tower. In addition, there will be approximately 16,000 square feet of retail and nearly 350 parking stalls
